Due to the lack of zoning in Houston, deed restrictions are particularly important as they enforce building requirements for a subdivision.

Deed restrictions are a legal instrument that a civic club can turn to when any discrepancies arise. The enforcement may include items such as the inability to subdivide a property/lot, setback and height requirements as well as guidelines regarding business use of a home.
